The Studio

An Independent Studio, By Design

PRATI was founded and is led by John Meadows, AIA. After 33 years with prominent local and national architecture & engineering firms, John launched his practice in 2026. John brings a wealth of professional experience and insight across multiple project types to PRATI.

PRATI

"PRATI" is "Meadows" in Italian. Superficially, John prefers the more exotic sound of this version of his surname. But the translation also alludes to an appreciation for the contributions of the Italian peninsula to the practice of architecture.

"Design Life Better"

De architectura is the only known treatise on architecture to survive from antiquity. Marcus Vitruvius Pollio, a Roman architect and engineer, authored the work in the range of 30–20 BCE. A key tenet of De architectura is that all buildings should have three attributes: firmitas (strength), utilitas (utility), and venustas (beauty).

"Design Life Better" (Venustas – Utilitas – Firmitas) mirrors this elementary but timeless principle and guides PRATI's practice. "Design Life Better" applies to every project in some measure regardless of scale, presence or budget.

The "Design Life Better" philosophy is not purely the province of the architect. It results from the collaboration and cooperation amongst skilled design professionals, clients with vision and determination and a capable construction team.

Residential · Renewal & Refresh

MeadoWeir

To paraphrase a quip — "Architects are advised not to design their own house for the same reason surgeons are discouraged from operating on themselves: the results could be disastrous." For his first project as an independent practitioner, John has chosen to ignore this advice; fortunately the stakes for a single-family residence are lower than they are in medicine. The project is a collaboration with his life partner, and the property's new moniker blends their two surnames.

MeadoWeir is a property from the maternal side of John's family — a single-story home with basement and attic, originally built circa 1950 with various additions and modifications over the years. After 2004–05 improvements, John lived in the house for 20 years. Entering a new phase of life together, John and his partner are renewing and refreshing the residence while maintaining its dignified modesty and honoring its history.

Residential · Three-Season Space

Private Residence — Entertainment Space Enclosure

A long-time commercial client regularly entertains at home, where a "Tiki Bar" beneath the deck is a popular gathering space — but one subject to highly variable weather during his most significant annual event in early spring. Historically the space was enclosed each year with temporary wood framing and clear plastic.

The client engaged PRATI to design a permanent, adaptable solution: an enclosure that opens with insect screens or closes with windows as the weather demands, creating a genuinely functional three-season space.

Commercial · Tenant Fit-Out

Retail Pharmacy

The majority of John Meadows' experience since 2015 has been in retail — from large-scale new shopping center construction and renovation, to landlord work for national store brands, to tenant fit-outs for local entrepreneurs. This locally owned and operated pharmacy in a Kennett Square area shopping center is an example of the last category.

Working closely with the landlord, tenant and contractor, PRATI designed and documented an efficient solution for the project's needs.

Professional Support

Consulting Services

PRATI independently contracts for specific support services on other architects' projects. As of Summer 2026, such projects include improvements for an aerospace and defense contractor facility, an early childhood learning center and a 100+ multi-family housing project.

Personal

John Meadows grew up and continues to reside in Chester County, Pennsylvania. John is a proud father and devoted partner. John enjoys the outdoors with an appreciation for and connection to the natural and built environment, the seasonal changes which enhance the experience of place and the rich history of the Philadelphia region. He enjoys golf, fishing, skiing and cooking.

Professional

John earned a Bachelor of Architecture degree from Pennsylvania State University and is a Registered Architect in the Commonwealth of Pennsylvania (RA403870) and the State of Delaware (S5-0019469). He is a member of the American Institute of Architects (AIA) and maintains an active record with the National Council of Architecture Registration Boards (NCARB).

Community

At various points in his career John has served on the Borough of Kennett Square Historic Architectural Review Board, The Kennett Symphony of Chester County Board and the Kennett Area YMCA Advisory Board. John also served as an Assistant Scoutmaster for Scouting America Troop 24 (Kennett Square) and volunteered for After the Bell, an after-school activity program for Kennett Middle School students.

John's reputation is one of kindness, creativity, commitment, and attention to detail… to which his family, acquaintances, colleagues and clients would attest.
